Pre-arrival checks are made on your home to ready it for guests.

Post departure checks are made upon their departure and are emailed each time, so you know to return any security deposits. Security checks are made weekly if your home is empty.

 

This is just a small sample of our service to you and best of all it is included in the management fee...no hidden extras for each time we make a visit to your home or extortionate charges for simple jobs like other unscrupulous companies who entice you with low monthly fees, only to charge extra for almost everything they do! Beware of other companies offering impossibly low, even "free" management....if an offer sounds too good to be true, it usually is. Ask to see their credentials, then compare ours!

Our management homes are in great demand for rentals. We have multiple options, you can find your own, we can help & advise you . We can provide them for you on an "as & when" basis or a combination of both.

Others choose to go on our "Guaranteed Income" or " Commitment Bookings" program with a guaranteed minimum income per month.

Short Term

Services include, but are not limited to:

 

Basic Monthly Charges

• Our basic monthly Management fee $175

• NO call out charges 9AM - 6PM ($35 out of these hours)

• NO charge for guest pre-arrival check

• No Charge for post departure check

• Some Management companies may charge a smaller monthly fee, BUT CHECK THEIR "EXTRAS" ! 

• Pest Control  $45

• Pool Service $115

• Lawn Care  $85 (if required)

Cleaning Fees: 

Prices for regular sized home.  L=Large home ( extra living areas / loft space + games room etc)

• 3 Bedroom  $95

• 4 Bedroom  $115

• 5 Bedroom  $145

• 6 bedroom  $175

Due to COVID and the extra cleaning / disinfecting and sanitizing required, we politely request to avoid back to back bookings if at all possible. If unavoidable, please give a 6pm check in.

 

Additional Services

• Pressure washing

  • patio\screen enclosure  $125

  • driveways\sidewalk  $75

• Pool screen repair from $55 to $75 (roof screen repairs $95)

• Garage to games room conversion - dependent on equipment choice, please  contact us for price

Extras

• Welcome Pack (standard) - $50.00

• Flowers & Champagne - $50

• We will cater for individual needs, eg balloons, flowers etc for weddings & birthdays.

Long Term

Services include, but are not limited to:

Getting started:

• Our initial fee is $85 and includes:​

  • Set up of account​

  • Property inspection

  • Pictures and posting

  • Advertisement​

• If rented, we will coordinate the transition on your behalf​

• If not rented, we may suggest updates to your property to prepare it for rental​​

​

Management:​​

• Our basic monthly fee is only $60 and includes:

  • Collecting and processing rent

  • Communicating with tenant

  • Monthly inspection

  • Coordinating repairs

  • Responding to emergency maintenance calls

• Items/costs required to maintain or repair property are the responsibility of home owner​

• If we are to include payment of monthly bills, an amount of $1000 is to be maintained in our escrow account for your property
